Most would consider Hawthorne as a transitioning area, as it’s further behind than some of its nearby neighborhoods (specifically Bella Vista & Graduate Hospital). However, due to its proximity to Center City, and the desirability of its surrounding neighborhoods, Hawthorne is a developer’s utopia. Abandoned/vacant commercial buildings are being demolished and new construction townhomes with 10 yr tax abatements are taking their place. The old Nathaniel Hawthorne elementary school was converted to the Hawthorne Lofts in 2011 which is home to one of the city’s best communal roof decks. In my opinion, the area will continue to be developed, and prices will continue to rise.
